The Double is een nieuwbouwontwikkeling voor CTS GROUP op Schiphol Trade Park, waarin meerdere gebouwfuncties worden gecombineerd, waaronder een crossdock, logistiek warehouse en kantoren, binnen één innovatief concept. Het project streeft naar een BREEAM Excellent certificering, wat de sterke focus op duurzaamheid en milieuprestaties onderstreept. Daarbij is het streven dat het pand nagenoeg volledig zelfvoorzienend is in zijn energiebehoefte.

Wat The Double werkelijk bijzonder maakt – en uniek in Nederland – is het gestapelde ontwerp: de onderste laag wordt ingericht voor crossdockactiviteiten, terwijl de bovenste laag zal worden gebruikt voor logistiek en e-fulfilment. Deze verticale integratie van logistieke functies zorgt voor een uiterst efficiënt ruimte- en grondgebruik en creëert een toekomstbestendige logistieke hub.

Het totale vloeroppervlak bedraagt 29.970 m² en zal dienen als moderne operationele basis voor CTS GROUP, een logistiek dienstverlener gespecialiseerd in Europese distributie, Logistiek en E-fulfilment. Gelegen op Schiphol Trade Park, omvat het project diverse geavanceerde duurzaamheidsvoorzieningen, waaronder een groengevel, groendak, grijswatersysteem en DC-laders voor elektrische vrachtwagens. Deze maatregelen dragen samen bij aan een lagere milieubelasting, een hogere operationele efficiëntie en ondersteunen de ambitie om het gebouw zoveel mogelijk energieautonoom te laten functioneren.

Er wordt bovendien veel aandacht besteed aan het creëren van een optimale werkplek voor alle medewerkers, waarbij verbinding tussen alle afdelingen centraal staat.

This vertical integration of logistics functions ensures highly efficient use of both space and land, creating a future-proof logistics hub.

The total floor area will be 29,970 m² and will serve as a modern operational base for CTS GROUP, a logistics service provider specialized in European distribution, Logistics and E-fulfilment. Located at Schiphol Trade Park, the project incorporates a range of advanced sustainability features, including a green façade, green roof, greywater recycling system, and DC charging stations for electric trucks. Together, these measures contribute to reducing environmental impact, improving operational efficiency, and supporting the goal of achieving a near energy-autonomous building.
